What must a Lithuanian lease agreement contain?
A solid lease covers: the parties' identities (names and personal codes), the exact address and unique register number, the rent and payment schedule, deposit terms, who pays utilities, the term, a handover deed with meter readings and photos, rules on declaring residence at the address, and how either side can terminate. The mistakes that cause most disputes
The clauses most often skipped: a handover deed with photographs (without it there is no way to prove the flat's condition), a clear utilities arrangement, and the residence-declaration rule. These gaps cause the majority of landlord-tenant disputes in Lithuania.
Registration with the Centre of Registers
A lease may (but need not) be registered with the Real Property Register. It costs 2.90 EUR and protects the tenant if the flat is sold: the new owner must honour the existing lease.

Is an online lease agreement valid in a Lithuanian court?
Yes. A residential lease needs no notary - the parties' signatures suffice. A contract signed with a qualified electronic signature (Smart-ID or mobile signature) has the same legal force as a handwritten one.
Can a foreigner rent an apartment in Lithuania with this contract?
Yes. The agreement is available in Lithuanian and English with identical clauses, so both parties can read it. For official purposes (residence permits, registration) the Lithuanian version is the governing text.
Do I need to register the lease?

Can I edit the clauses?
